GRESB Solution Provider
BCI Gebouw: Your GRESB Solution Provider for Embodied Carbon and Circularity
Important news from BCI Gebouw. As of 1 April, we are officially recognised as a GRESB Solution Provider. In a market where CO₂ transparency and circularity are increasingly decisive factors for real estate value, we bridge the gap between detailed material data, circular strategies and ESG reporting. BCI Gebouw goes beyond scoring alone: we deliver an integrated data ecosystem that enables investors and developers to measure, substantiate, report and actively reduce the environmental impact of their assets.
As reporting standards continue to tighten, embodied carbon, the CO₂ impact of building materials across the life cycle, has become a top priority for investors. At the same time, awareness is growing that circularity is the most powerful lever for structurally reducing this impact. By linking the BCI methodology to GRESB, we translate detailed material, CO₂ and circularity data into high-quality input for the Management, Performance and Development modules within the GRESB Assessment.
Carbon & Circularity Intelligence: How BCI Strengthens the GRESB Modules
At the core of BCI Gebouw are our scientifically grounded Life Cycle Assessments (LCA), CO₂ accounting and circularity indicators (such as detachability, reuse potential and residual value). This combination delivers the robust, verifiable evidence that is becoming increasingly important within GRESB.
Development Component (New Build & Renovation)
For developers, BCI is the instrument for CO₂- and circularity-driven design. We substantiate material choices with low embodied carbon, insight into residual value and circular design strategies, ensuring that sustainability becomes a demonstrable and measurable part of project decision-making.
New in the DMA2 module (2026): BCI Gebouw is fully aligned with the new Embodied Carbon Measurement & Disclosure module. Through accurate LCA data, material passports and circular performance indicators, we support full transparency of CO₂ impact and help developers and investors secure additional points within this module.
Performance Component (Existing Portfolio)
For investors, BCI positions embodied carbon and circularity as key instruments for long-term value preservation and risk management:
- Integration with Planon: Through our strategic partnership with Planon, building data can be seamlessly unlocked. The Planon Building Circularity Insights tool directly links circularity, CO₂ impact and residual value to real estate management.
- Decarbonisation through detachability: Detachable buildings prevent CO₂-intensive demolition and material loss during renovations. BCI quantifies this CO₂-saving and circular potential, reducing the risk of stranded assets.
Strategic Value for Investors and Developers
For Investors: Decarbonisation and Circular Value Creation
Institutional investors are increasingly focused on Whole Life Carbon and circular value creation. BCI Gebouw supports:
- Demonstrable compliance with regulation (CSRD, EU Taxonomy, GRESB);
- Simplified ESG reporting through integrated data and Planon integrations;
- Insight into circular performance as part of portfolio and risk steering.
For Developers: Future-Proof, CO₂-Optimised Assets
BCI supports the delivery of assets that align with investor requirements from day one:
- Demonstrable reduction of embodied carbon and measurable circular potential;
- Greater investability through a quantified contribution to GRESB objectives;
- Preparation for future regulation and evolving valuation criteria.
From Data to Score: Support Through GRESB Consultancy
Working with embodied carbon and circularity data within GRESB requires correct interpretation and a consistent translation into the assessment. That is why BCI Gebouw supports organisations not only through its platform and integrations, but also via practical consultancy throughout the GRESB process.
Our support focuses, among other things, on:
- Interpretation of GRESB questions and modules, with specific attention to embodied carbon and circularity;
- Support with data challenges, such as availability, consistency and traceability of material and CO₂ data
- Substantiation and evidence provision within the GRESB Portal, aligned with module-specific requirements;
- Targeted score optimisation by identifying where data quality or strategic choices have the greatest impact on the assessment.
In this way, we help investors and developers not only to report embodied carbon and circularity correctly within GRESB, but also to use them effectively to achieve higher scores and better-informed decisions.
The Vision of Giedo‑Jan Mulder
“We have reached a tipping point where CO₂ and circularity together are forming the new benchmark for real estate value,” says Giedo‑Jan Mulder, Consultant Real Estate. “Circular design and maintenance choices are structurally the most effective way to reduce embodied carbon.”
“I see the greatest untapped opportunity in the Multi‑Year Maintenance Plan (MJOP). By integrating the BCI methodology, supported by our collaboration with Planon, into the MJOP, maintenance is transformed from a cost item into an active CO₂ and circularity strategy. Every replacement moment becomes an opportunity to increase detachability, retain material value and reduce CO₂ impact. In this way, the MJOP becomes a direct part of the GRESB assessment and a future‑proof, net‑zero real estate strategy.”
