History
BCI Gebouw was first developed by Alba Concepts in 2015 as an indicator to measure the circularity potential of buildings. This methodology considered both the origin of raw materials and their potential for reuse in later phases, following the principles of the Ellen MacArthur Foundation. However, Alba Concepts added a crucial element: the degree to which materials are connected, ensuring they could be disassembled and reused without damage—introducing the concept of disassembly.
The Evolution of the Building Circularity Index (BCI)
By integrating:
– Sustainable material sourcing
– Future scenarios for building products
– Disassembly
– Environmental Cost Indicators (MKI) as a weighting factor
Alba Concepts developed a single metric: the Building Circularity Index (BCI).
Initially, the BCI was calculated manually in Excel and CSV, but by 2021, it was transformed into a software package in close collaboration with Planon. The global software leader, known worldwide for multi-year maintenance planning, helped develop the platform, allowing users to conduct circularity calculations independently.
In 2023, Alba Concepts and Planon launched an enhanced version of BCI Gebouw, integrating all key material-related indicators, including:
– Environmental performance (MKI & MPG)
– CO₂ (carbon) impact
– Circularity & disassembly
By early 2024, BCI Gebouw was officially recognized by the Dutch National Environmental Database (NMD) as an accredited MPG instrument for the Dutch market. While the Building Circularity Index remains a core feature, BCI Gebouw has evolved into the most comprehensive software package in the Dutch market for assessing material-related performance in the construction and real estate sector. By the end of 2024, BCI Gebouw became an independent legal entity, continuing in close collaboration with its founding partners:

– Planon – Delivering robust and secure software, certified with ISO 27001, ISAE 2403, and AICPA SOC2.
